I recently had some serious issues with my game after installing the latest update. I surfed TS3 forums and after seeing no solution decided to make my own thread seeking help.

This link was posted, and after checking it out and carefully following the steps, it worked!! My suggestion if you have updated and start experiencing problems, try this and see if it helps. It def won't hurt if you follow the directions!
